KAI supported ZGF in the preparation of a sustainability plan for the SW Ecodistrict. The SW Ecodistrict Master Plan provides a vision and framework plan for the federal campus in the area surrounding the L’Enfant Plaza and Metrorail VRE commuter rail stations. This area is envisioned as a future mixed-use neighborhood that is vibrant, environmentally-sustainable, and a destination location linking the National Mall to the growing SW Waterfront District.

KAI evaluated and refined the proposed transportation system improvements of access, and circulation alternatives and major development that intended to exceed over 5 million square feet of commercial space within the long term planning horizon. KAI's work included trip generation, mode split estimates, and system needs based on high transit access and a full range of active transportation options associated with the proposed redevelopment. The evaluation raised awareness of the opportunities to be provided by redevelopment to improve transportation for all modes, especially transit and walking. The area of grade-separated expressways and superblocks is proposed by the plan to reintroduce the historic street grid, increase the number of intersecting streets, realign the 12th Street SW Expressway ramp to be more compatible with active transportation priorities, and leverage the location of the rail station to improve seamless mode transfers.
